Adverse Credit
Having 'bad' credit doesn't mean that you can't get a mortgage! We provide advice for clients who may have a more adverse credit profile. This includes missed payments, defaults, CCJ's, previous IVA's or bankruptcy.

Whilst this is possible, you should expect higher rates initially. We have access to 1000's of specialist deals meaning that there is likely a deal for you. We will keep your mortgage and credit file under review so that once your credit has improved, we will look to move you to a more 'attractive' deal.


Shared Ownership
Shared ownership gives clients the opportunity to purchase a share in a property whilst paying for the remaining share via rent.

These mortgages were introduced to help people get onto the property ladder by giving them access to more affordable housing whilst still allowing them to own their own property. This scheme works by purchasing a share of the property initially, (e.g. 50%) whilst paying rent on the remaining 50%. You can continue to do this until you are ready to increase your shareholding.

The deposit needed is usually smaller than that of a regular purchase, but it is important to note that not all properties qualify.
HMO Properties
Whether you are looking to purchase your first investment property or already have a vast portfolio, a house of multiple occupancy (HMO) could be for you. HMO's are an attractive investment due to the potential rental yields on offer.

A typical HMO would usually consist of several different tenants, (e.g. 5-7 tenants), all on separate tenancy agreements, with each tenant renting their own room from the landlord. Some councils require special licencing to be in place and these property types are not suitable for every lender. We can offer specialised advice to cater for your new HMO investment property.


Later Life Lending
There is a misconception that getting a mortgage in later life is not possible. This is simply no the case as there are a broad range of options that may be suitable for later life clients.

Bridging Finance
Whether it be residential or commercial bridging you require, we will find you a suitable solution. Bridging loans help to provide a quick source of finance when you need to purchase a property before you have the securement of other funds.

Bridging loans are a short term solution offering a typical term of between 1 - 24 months with the option of rolling up the monthly payments which will be redeemed once the loan has ended.

You will require evidence of a repayment vehicle to ensure that the loan can be redeemed within the allotted term.

Holiday Lets
Holiday Lets work in a similar way to buy to let properties with a slight twist and therefore require specialist advice. Holiday lets can be a lucrative investment as they can potentially offer a great return on investment whilst also offering you a place to 'staycation' when you need a much deserved break!

Lenders have a vast amount of criteria when it comes to holiday let mortgages with some even offering 80% loan to value deals.

There are also great platforms out there such as Airbnb which can help you market your holiday home to reap the rewards of some supplement income.
